PSA attracted entertainmentDate: 26.02.2007 The immediate vicinity of the PSA Peugeot Citroën plant in Trnava gradually turn into a gigantic commercial zone. Dozens of hectares of previously arable land are now covered with various production, logistics, distribution and service buildings. These are however not only industrial facilities and services linked with them. The investors have their eye also on commercial and entertainment centers. Fun after workThe first one of these centers is to be built right across the car plant’s fence by Top Development, who already has a valid land use permit and has completed all utility lines in the area. For most of the 220 thousand square meters land, the developer has already also contracted investors, who will run various commercial, administrative and leisure time facilities. These will provide services not only to the inhabitants of Trnava, but mostly to the thousands of employees of the car plant, their direct subcontractors, as well as small and mid-sized companies that sprout up in this area. Besides classical hypermarkets, the extensive site will also include a zone of restaurants and cafés, a do-it-yourself commercial center, as well as a wide range of services for the visitors. There will also be a hotel available with 150 beds as well as a sporting and recreational zone. Among other things, the visitors will find here a climbing wall, fitness center, bowling, squash and other attractions. Another multiuse centerThe activities of Top Development in this area however do not stop at the above-mentioned commercial zone. Right next to it, the company owns another land of an area of 282 thousand square meters, where it plans to construct another multiuse center for about SKK 3,2 billion. According to Ivo Safranko, the project manager, the site will be divided into four basic sectors with a varied range of activities. The first two of them should house investors who focus on assembly of components for cars and electronics. The remaining sectors will be occupied by various administrative and logistics facilities. The site will however include also various services for employees and visitors – e.g. hairdresser, cleaners, optician, pharmacy, car and tires services and others. Negotiations with investorsThe construction of the complex that will provide 2,500 jobs should start at the beginning of this summer. According to Safranko, they are currently negotiating with foreign and home investors, who are interested in settling in this locality. The developer offers two possibilities: to construct the facilities and subsequently rent them to the investors, or alternatively, to sell the lands and leave the construction up to the investor himself. The project is being developed in cooperation with the American CB Richard Ellis Group, who is one of the world’s major players in commercial real estate business. The group has more than 24 thousand employees in 300 branches around the world, and its total turnover reached USD 4 billion last year. |
