The surroundings of Nove Mesto nad Vahom become a magnet for logistics, warehousing and distribution companies. Another proof of it is the most recent initiative of the Lifestyle Logistik Company which plans to construct a large logistics center in the Povazie region for SKK 600 million.

Behind this project are two Austrian real estate companies Eyemaxx International Holding & Consulting and Lifestyle Realbesitz, that acquired the attractive lands along the D1 motorway close to the village Rakoluby. The facilities the construction of which will start already this spring will provide jobs for 300 people.

After completion, the Austrian investors plan to rent out the different distribution halls to external companies. The center is to be targeted mainly on storing consumer goods – textile, garments, shoes and various accessories.

Americans will follow

The Povazie region also caught the attention of the American group ProLogis, the world’s biggest operator and developer of logistics parks. During the next two years, the company plans to construct a logistics center for about SKK 750 million near Rakoluby, which will provide 400 new job opportunities.

Early this year, the Americans acquired a 50% share in a joint venture with Parkridge, a company that is to focus on real estate projects in Central Europe. Through this, the group gained control over land estates of a total area of 900 thousand square meters, a part of which being in Slovakia. The Parkridge company itself had also participated in the construction of the giant logistics center close to Senec.

The attractive Povazie region

Until now, most of the developers of logistics centers focused on projects close to Bratislava, Senec and Trnava. Their attention however shifts more and more towards the Povazie region. The region still offers many attractive lands connected to the motorway, and the investors also praise high the favorable position in the heart of the Central Europe.

The city of Nove Mesto nad Vahom with its environs is particularly interesting, since many large foreign capital production facilities settled here already.

Only a few hundreds meters away from the planned Lifestyle Logistik logistics center, the German manufacturer of car lights Hella Slovakia Front-Lighting has its plant. The neighboring community Beckov is home to the central distribution warehouse for Tesco Stores hypermarkets. Nove Mesto itself has a strong industrial tradition, with facilities of the electromotor manufacturer Emerson Electric Slovakia, a subsidiary of the American car parts producer TRW Automotive Holdings, or the Austrian Magna Slovteca, among others.

More warehouses to come

According to the data of the consulting company Colliers International, the number of logistics and industrial parks in Slovakia should continue to rise. At present, the country has to offer more than 410 thousand square meters of warehousing and industrial space of A class – i.e. halls that meet the highest criteria. Most of them are centered in the regions of Bratislava and Trnava. After the completion of all projects that are either under development or already construction, the total area of such facilities will increase to more than 756 thousand square meters.
