The commercial zone in Trnava waversDate: 17.02.2009 The Belgian investor hesitates to kick-off the shopping, logistics, assembly and office zone.The development company Top Development is preparing the construction of a commercial and logistics-supplier center with offices in Trnava opposite the PSA plant. The center titled Extensa business park is to cover an area of 28 hectares next to the city by-pass. The construction of another business center Trnava Park developed by the Irish company Parker Green is to begin in a few months time on the neighbouring land. The Extensa business park on the outskirts of Trnava is being prepared since 2006. The project has changed since then by increasing the area usable for commerce and logistics. The different parts of the site should offer different services. The commercial part should be dominated by outlet stores lined up in a shopping promenade with entrances from the outside. Beside that, there should be a fuel station, construction materials store, services and food providers. The second part should mainly consist of premises intended for logistics, assembly works and offices. The assembly area should provide space for light manufacturing in the fields of machinery and electro-technics with leaseholders working mainly as suppliers of the PSA car plant. The area should also include a 5 floor office building. The site should offer 2,500 jobs in total. Given the changing situation on the real-estate market, the investor considers whether to launch the construction works this year. „At present, we are doing market surveys,“ says the chairman of the board of directors of Top Development, Mr. Ivo Šafranko. The investor wants to be sure that the premises will be contracted. It is possible that the company will wait to see how the neighbouring Trnava park will be doing. Last October, other stores were opened, which the company constructed for its clients. This includes the Baumax store with a small shopping promenade Store Land with Technomarket and Decodom stores. This spring, the construction of the Sconto furniture store should begin on a more than 2 hectares area opposite Baumax. Top Development already got the building permits for several of its own buildings, so their construction may begin, too. Beside Slovak businessmen, the Top Development company is owned by the Belgian developer firm Extensa, which also gave the name to the whole site. Apart from its home land, the company is also active in Luxembourg, Romania, Slovakia and Turkey. It develops around one million square meters of useful area in total. |
